Pre-Clear Title: We attempt to remove or clear any old lien or encumbrance that may no longer affect the title, prior to sending the report to the client. This includes common name judgments.

Resolution Support: When we report a title issue that results in our inability to insure, we provide you with clear direction (including underwriter assistance) for what will be required to clear it.

Payoff Assistance: Should you need assistance obtaining a payoff, our staff will gladly assist you. We have access to resources that may speed up the process.

Title Work Additional Services

Copies of Documents: Most reports include a copy of the deed in the price. No other copies are provided unless otherwise agreed upon. Any requests for additional copies will be billed on a per page basis. Additional fees may apply if the copies are ordered after the completion of the search.

Document Recording: Our document recording service ensures your documents get where they need to be, on-time. This service is included with some of our products or can be ordered as a standalone service. Shipping labels are automatically generated (e-mailed or posted to the web), documents are picked-up via Fed-Ex and delivered to our correspondent in the appropriate jurisdiction. A confirmation is sent upon delivery and recording.

Document Preparation: Our document server can prepare ANY document, populated with information from the completed title work, ensuring consistency and accuracy. Affidavits, Releases, Modifications, Assignments, or client specific documents (Mortgages, Deed of Trust, releases, etc.). We can also automatically include these documents with the completed search product.

Title Insurance: Owner's Insurance, Lender's Insurance, Hybrid Products and all Endorsements. We are a licensed Multi-State Title Insurance Agent in Alabama, Arizona, Arkansas, Colorado, Delaware, District of Columbia, Florida, Georgia, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maine, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, Nebraska, New Hampshire, New Jersey, New York, North Carolina, North Dakota, Ohio, Pennsylvania, Rhode Island, South Carolina, Tennessee, Vermont, Virginia, West Virginia, and Wisconsin. In states not listed above, we have partnerships with our underwriters who issue insurance direct; we simply coordinate the work for you and apply our service standards. All insurance rates are based on the filed rates with the State Insurance Commissioner for the independent State. Re-issue and simultaneous issue rates are also applied when applicable.

Life of Loan Tax Service: We monitor the current tax status of a property each year for the life of your loan. 30 days prior to the final tax period, we provide you with a tax update showing the current tax status. This can be ordered as a standalone product or in addition to an existing product.
