Title Work Expectations
Ordering Process: Many factors are used by our office when choosing who to assign work to. Our Contractor Order System (COS) manages our choices and tracks both pricing and service levels provided by the contractor. The following is a list of very important factors used when determining who gives us the best chance to succeed.
Accuracy - Only knowledgeable, consistent and accurate contractors will be used.
Fees - Competitive pricing affords us the ability to keep costs low to our clients, providing consistent volume to our partners.
Service Who consistently provides the best service and cares about the work they complete.
Speed - Who completes the work the fastest without sacrificing accuracy, giving us the best chance to meet the demands of our clients.
Responsive - We want people that treat our requests with urgency. Those who respond immediately and give us the most options for getting in touch with them.
Liability - Does the contractor have E&O coverage? In the unfortunate event that a mistake does take place, we know you are protected and thus we are protected as well.
Completing Work: All completed title reports are to be sent immediately via fax or e-mail. Include a written report and NOT just copies of the conveyances. It is very important to understand that we will ONLY pay for copies that we request.
Types of Reports:
Limited Title Report: Search of the public records, from the date of the current deed or last bona fide purchase money transaction, whichever is older, to the current thru date of the county records as of the date and time the search is completed. Judgment Lien Search must date back to the state specific statute of limitations.
3 Owner Search: Search of the public records, back three (3) owners from the current thru date of the county records. Judgment Lien Search must date back to the state specific statute of limitations. Judgment Lien Search must date back to the state specific statute of limitations.
40 Year Title Search: Search of the public records, back 40 years from the current thru date of the county records. Judgment Lien Search must date back to the state specific statute of limitations. Judgment Lien Search must date back to the state specific statute of limitations.
