We place the same demands on our contractors that we do on our employees; understand what is expected, make a commitment, then execute to the best of your ability. The loyalty, dedication and professionalism of our partners is critical to our continued success.
Appraiser Expectations
Service Commitment: Our Commitment is to contact the customer within 24 hours of the order to set the appointment, that the appointment is always set at the convenience of the customer, and that we will have a completed report within 48 hours of the appointment. Every report is reviewed before being sent to our client. If we have questions about your report, the faster you can respond to us, the quicker we can complete the order. If you have any problems meeting our requirements it is imperative that you communicate with us.
Work is assigned using a system that measures your turn-around times, consistency of service and fees. Our ordering is 100% non-influence based and we do not allow any contact between our client and the appraiser. Our agents have the final say as to who gets the work and your consistent responsiveness to our requests is key.
We do not assign work to you without your acceptance of our terms and conditions for each order. We ask that if you take an order, you stand behind your work and do what you committed to do.
Data Search has always been a "no-influence" company, and should anyone from the lenders office or our office ever violate this policy, contact our management immediately.
What we require on every appraisal
ALL reports must comply with Dodd-Frank guidelines and be USPAP compliant.
No appraiser that is on probation or being investigated by the state can perform any service for us.
We must have the mobile number of the inspecting and supervisory appraisers on file and have access to both when necessary.
The customer must be contacted within 24 hours of the assignment to set the appointment.
You must notify our office immediately once the appointment is set.
The appointment MUST be at the convenience of the customer. If you are unable to meet this requirement contact our office immediately so we can reassign the order.
The completed report must be back to our office within 48 hours of the appointment. Quality and accuracy are the most important factors, so in the event you can not comply with this requirement contact our office immediately.
All reports are to be delivered via E-mail in PDF format and you must have the ability to send the XML file for UAD compliance. DO NOT include your invoice with the appraisal, but as a separate attachment or not at all as we automatically pay your from our system.
