What We Do for Our Fee: We maintain relationships with thousands of independent fee appraisers who complete reports with the highest quality and integrity standards. We maintain resumes, license, and E&O information on anyone or any company who does work for us and only assign work to those individuals that perform consistently over time.
Every order is followed up from the time it is ordered until it is sent to the client. We obtain verbal confirmation from the appraiser that they will meet all of our requirements, and those of the client, prior to assigning the order.
Once complete, we review the report against a set of guidelines to ensure that the report "makes sense". No report is ever sent to the client without being reviewed.
Once the report is reviewed and approved the appraiser is paid immediately so they don't have to wait until settlement to receive their fee; this is paid direct by Data Search on behalf of the client.
Real Estate Appraisal Products
URAR Standard Residential Appraisal: A standard residential appraisal (1004, 1004MC, 1004C) completed by a state licensed/certified residential real estate appraiser, with complete follow up and status from beginning to completion. Every report is reviewed for accuracy prior to being sent to the client. All reports are completed in accordance with Dodd-Frank . Final reports are delivered electronically in PDF format.
FHA Appraisal: A standard FHA residential appraisal completed by a State licensed/certified residential real estate appraiser, approved to complete FHA work. All necessary FHA information is provided in the report with complete follow up and status from beginning to completion. Every report is reviewed for accuracy prior to being sent to the client. All reports are completed in accordance with Dodd-Frank. Final reports are delivered electronically in PDF format.
Standard Residential Drive-By: A standard residential drive-by (2055) appraisal completed by a State licensed/certified residential real estate appraiser with complete follow up and status from beginning to completion. Every report is reviewed for accuracy prior to being sent to the client. All reports are completed in accordance with the Dodd-Frank. Final reports are delivered electronically in PDF format.
Multi-Family Appraisal: A standard multi-family appraisal (1025) completed by a State licensed/certified residential real estate appraiser with complete follow up and status from beginning to completion. Every report is reviewed for accuracy prior to being sent to the client. All reports are completed in accordance with the Dodd-Frank. Final reports are delivered electronically in PDF format.
Standard REO Report: URAR Standard Residential Appraisal with the standard REO addendum attached and made a part of.
Internal Residential/Commercial Review: You provide us with an appraisal that was done for your organization. We use one of our licensed/certified appraisers to perform a "standardized" review of the report based on guidelines provided by your organization. We issue a review certificate based on whether the guidelines have been complied with or not, including specifics and general comments on the report.
Desktop/Field Reviews: Standard Desktop or Field Review completed by completed by a State licensed/certified residential real estate appraiser with complete follow up and status from beginning to completion. Every report is reviewed for accuracy prior to being sent to the client. Final reports are delivered electronically in PDF format.
