What We Do for Our Fee: We maintain relationships with thousands of independent fee appraisers who complete reports with the highest quality and integrity standards. We maintain resumes, license, and E&O information on anyone or any company who does work for us and only assign work to those individuals that perform consistently over time.

Every order is followed up from the time it is ordered until it is sent to the client. We obtain verbal confirmation from the appraiser that they will meet all of our requirements, and those of the client, prior to assigning the order.

Once complete, we review the report against a set of guidelines to ensure that the report "makes sense". No report is ever sent to the client without being reviewed.

Once the report is reviewed and approved the appraiser is paid immediately so they don't have to wait until settlement to receive their fee; this is paid direct by Data Search on behalf of the client.

Real Estate Appraisal Overview

We can provide real estate appraisal services in all 50 states, utilizing our vast network of independent fee appraisers and appraisal firms.

Due Diligence: Every appraiser and appraisal firm is thoroughly evaluated prior to the assigning of any work. We require that each appraiser provide a current resume including references, copy of their current license, copy of their current active E&O policy and samples of their work (when applicable).

We require that every appraiser carries a minimum $250,000.00 E&O policy that protects our client for negligence. This affords the client with $250,000.00 of coverage through the appraisers policy and Data Search provides $10,000.00 additional coverage for an error or omission created by our staff.

Order Requirements: We ask that the client provide us with 1) Names of the Record Owner(s), 2) the Complete Address of Property to be Searched, 3) type of property if know (manufactured, land only, etc.), 4) complete contact information of the person(s) providing access to the property. Special projects (construction, commercial, etc.) would require additional information/documentation.

Report Binder: Every report includes a binder that is separate from the report issued by the appraiser that contains specific information about the order, general information that may be relevant and the limitations and liability statement that pertains to that specific order..

Pre-Set Appointment Times: You can request that an appointment be set on a particular day, at a particular time and we will do our best to find an appraiser to do it, eliminating the back and forth communication between the customer and the appraiser and thus saving time. Once the appointment is confirmed, we contact the customer and notify the lender.

Service Level Commitments (SLC): Appointment time is set within 24 hours of the order and ALWAYS at the convenience of the customer.

Reports are completed within 48 hours of the appointment, unless circumstances exist which require additional time in which case you are notified of the delay.

We will keep you updated throughout the entire process and verbally communicate with you if any problem arises.

Ordering, Status and Delivery: Orders can be placed via phone, fax, e-mail or your Online Internet Account. Internet ordering is the most efficient method as you have immediate confirmation of your order and you can track the order from beginning to end. All web status updates are in real-time and can also be sent via fax , email, or text messaging.
